The prestigious residential project situated in Flinders, on the scenic Mornington Peninsula, represents a masterclass in architectural and engineering excellence. Crafted by the visionary minds of Kennon and brought to life by the skilled builder G.E.M Taylor Constructions, this project is a testament to meticulous design and structural ingenuity.

Nestled against the dramatic backdrop of Bass Strait, the development faced environmental challenges, including high wind loads and demanding environmental conditions. However, the design team’s unwavering dedication to addressing the land’s natural undulations and environmental factors has resulted in a structure that is not only aesthetically striking but also exceptionally robust. Every aspect of this project reflects careful planning and execution, ensuring it harmoniously integrates with its surroundings while standing resilient against the elements.

Challenges and Solutions:

One of the key aspects of this project was the intricate details presented in the architectural plans and the necessity to ensure full compliance with the National Construction Code and relevant Australian Standards. The comprehensive documentation, encompassing 200 architectural, Structural &, Specification sheets required an intensive and meticulous review. However, the thorough and well-detailed submissions from Kennon, Measure Engineering & SJV Consulting Engineers significantly streamlined the process. Their meticulous attention to detail meant that, unlike some projects where on occasion vast amounts of additional information is frequently requested, this project’s initial submissions were so thorough that they facilitated a seamless review and approval process.

KWA's Role in the Project Life Cycle:

KWA Building Permits was engaged early in the project, beginning with the review of the Design Development (DD) architectural plans. We collaborated closely with Kennon to ensure their detailed architectural package met all regulatory requirements. Our involvement continued through the various stages of compliance reviews, ensuring that all aspects adhered to the National Construction Code and relevant Australian Standards. Our proactive approach and the project's comprehensive submissions significantly streamlined the permitting process, contributing to positive project outcomes.

The project has recently been completed, with the issuance of the Occupancy Permit marking its successful conclusion. This milestone signifies that the building is compliant with all regulatory standards and is safe for occupancy.
